    • I’m surprised no one has recommended a Qolsys IQ 4 system from Surety. It’s commonly recommended as the top DIY system with monitoring over in r/homesecurity. It has tons of compatible sensors (from your standard doors and windows, to fire alarms, to leak and freeze detection) and offers very reasonable alarm.com central monitoring for just $19/mo. You can make it play nice with HomeKit via HomeBridge through this well-supported plugin. I need a new monitored system with burglar, fire, heat, and leak later this year (per my insurance) and plan to go this route – unless someone here can convince me otherwise!
