Tasmota
Alternative firmware for ESP8266 with easy configuration using webUI, OTA updates, automation using timers or rules, expandability and entirely local control over MQTT, HTTP, Serial or KNX. Full documentation at
BTW, there is one more way - if your devices are connecting to some kind of central hub, e.g. MQTT broker, they may send a "sticky" (retained) message with discovery info to some known topic - Tasmota is using this way, devices are publishing to tasmota/discovery/id and every time MQTT client connects it gets lastly updated autoconf info.

Project mention: Ecobee Premium Thermostat: Mount is different compared to the previous gen and the new screw holes are off by 1-2cm | reddit.com/r/HomeKit | 2022-05-20
I use Meross switches and plugs. They seem to work just fine without internet access. I have a bunch of cameras through Homebridge and they work without a problem. Some fans controlled with Sonoff iFan flashed with Home Accessory Architect, again no need for an internet connection.

Project mention: Practical. Outdoor lighting for HomeKit - what do you do? UK. | reddit.com/r/HomeKit | 2022-03-14
Hi, I used some Sonoff basic flashed with the following firmware and some Led floodlights (I have them on all sides of the house): https://github.com/Gruppio/Sonoff-Homekit I’ve put the Sonoff in IP66 junction boxes next to the flood lights and I have no issues. I have two types of automations. The first one is based on PIR (hue and they work very well). The second one based on Apple car play so when my car gets close to the house and it’s night time it turns the flood lights on! In addition I also setup a Hue button to turn all the floodlights on for 5 minutes when pressed, it’s a two step automation but works like a charm if you need near daylight visibility all around the house.

Project mention: Sonoff WiFi camera losing connection after a few days | reddit.com/r/homeautomation | 2022-01-23
Mine is not doing that, but I run it with https://github.com/roleoroleo/sonoff-hack Sonoff firmware isn't the greatest, but at least this lets you choose what crap to turn on/off ;-) Might want to give it a try, if it doesn't work just remove the SD card...
